BOK

Studios, offices, and maker space in the heart of South Philadelphia.

The full-square-block building is filled with furniture makers, restaurants, tattoo artists, product showrooms, jewelers, videographers, architects, fashion designers, product designers, artists, charitable organizations, and a pre-school — among others — in the previously empty classrooms.

The Start

Nearly every thing that could be wrong with a building was wrong with it, when we started renovating Bok. From lights to toilets, windows to plaster, nearly nothing worked and nearly no space was usable.

Over Time

Working with the incredible team at Scout, our team and theirs worked diligently to save the historically significant building while adding air (and tenants) to its sails.

Together  

An incredible community of over 200 tenants has come together over several years. Space that was once dead is back to life. Reimagined and repurposed for modern use.

Character

We took great pains to keep the original character of the building, and to allow the patina of age to be a large part of the story and attraction

Now

Rather than be discarded like so many other buildings that have lost their original usefulness, Bok is a shining example of urban redevelopment and repurposing. The former VoTech school  is an affordable place for small, creative people and businesses to work and thrive.
